We offer high-quality, fully furnished 1, 2, and 3-bedroom units designed for comfort and productivity.

 

Pricing Range: $1,595 – $2,800 per month.

Included Utilities: 

• Utility Policy: All mid-term (3–12 months) rental prices include a comprehensive utility and high-speed internet package (Electricity, Water, Natural Gas, and Trash).
   

• Usage Cap: The combined monthly usage for Gas and Electric is subject to a cap which is based on unit size and historical averages. Any monthly overage exceeding this amount will be billed to the Renter monthly and documentation will be provided. Specific unit caps will be included in your rental agreement. 
   

• Thermostat Management: Units are professionally managed with earth friendly economy settings programmed to a minimum of 73°F for cooling (Summer) and a maximum of 68°F for heating (Winter).
   

• Utility Takeover Option: Guests who prefer unrestricted thermostat access may opt for a "Utility Takeover." Under this option, the Renter receives a monthly credit (unit size dependent) toward Gas/Electric and is responsible for all costs exceeding that amount on a monthly basis. Documentation will be provided and specific unit caps will be included in your rental agreement. 
   

• Long-Term Stays: For stays of one year or more, a standard residential lease and security deposit (equal to one month’s rent) apply. Gas and electric are not included in long-term rates and renters must obtain their own accounts. Water/trash/sewer will be included in the rental rate.  To qualify, applicants must demonstrate a minimum monthly income of 2x the rent and a credit score of 680 or higher with no delinquent accounts.
   

Refundable Damage Deposit: 

• Standard Deposit: $500 (Refundable providing all move-out conditions are met).

• Long-Term Stays: Rentals of 12 months or more require a deposit equal to one month’s rent.

• Security: The deposit also serves as a holding fee to secure your dates prior to move-in, and is subject to cancellation terms. 

 

One-Time Cleaning Fee:

Our cleaning fee covers professional sanitization and meticulous upkeep to ensure a fresh, hygienic environment for every guest.

1 Bedroom: $130 or $150 (pets)

2 Bedrooms: $150 or $175 (pets)

3 Bedrooms: $175 or $200 (pets)

Pet Policy:

We are proud to offer pet-friendly accommodations at our Broadway, Arcadia, Dantzler, Fairfield, Shaker, and Clays Mill A locations. Clays Mill B is restricted to cats and small dogs only.

• Restrictions: We do not host puppies under one year of age or restricted breeds.

• Limit: Maximum of two (2) pets per unit.

• Full Policy: Please to review our mandatory breed restrictions and house rules before booking.

 

Cancellation & Termination:

• Before Arrival:

  • 100% refund if canceled 30+ days before arrival.

  • 50% refund if canceled 14 days before arrival.

  • 0% refund if canceled less than 14 days before arrival.

• During Your Stay: While written for the dates of your contract, our agreements are considered month-to-month and require 30 days' written notice for termination.

 

Payment Methods:

To streamline your experience, all payments are handled electronically.

• No-Fee Options: Zelle, Venmo, and Cash App.

• Credit Cards: Visa and Mastercard are accepted and will include a 5% processing fee.
