Pet Policy & Pawsitive Stay Guidelines
We are so excited to host you and your furry friend! To ensure a comfortable stay for you, your pet, and our future guests, we have established the following guidelines.
General Requirements

Written Approval: Pets are strictly prohibited unless explicitly approved in writing by the Owner prior to check-in.

Capacity: A maximum of two animals per property is permitted at any time.

Age Restriction: We love puppies, but for the maintenance of our furnished rentals, we cannot host dogs less than one year of age.

Visitors: Visiting pets are not allowed on the premises without express permission from the Owner.

Vaccination & Health: All pets must be up-to-date on vaccinations, and proof may be required. Pets must not have contagious illnesses that could pose a risk to other guests or the property.

Flea & Tick Prevention: Pets must be on professional flea and tick prevention at least 30 days before check-in. Proof of current prevention may be required prior to arrival.
Around the Neighborhood

Tidy Up: Please help us keep the yard and public areas beautiful by cleaning up after your pet immediately. Waste must be disposed of in designated outdoor bins.

Be a Good Neighbor: To respect the peace of our community, including other traveling medical professionals, pets must be supervised and kept within property lines.

Noise Control: We ask for your help in managing excessive barking. Sustained disturbances or property trespassing may result in lease termination without a refund, at the Owner's discretion.
Inside the Home

Furniture & Bedding: To maintain our high standards of cleanliness for all guests, pets are strictly prohibited from all furniture and beds unless a designated protective cover is used. We highly recommend bringing your pet’s favorite bed or blanket from home to provide them with a familiar, cozy place to sleep and to help protect the unit’s furnishings.

Grooming: To keep the home allergen-free for the next guest, please ensure your pet is well-groomed before arrival.

Post-Walk Cleanup: After enjoying the Kentucky outdoors, please dry and wipe your pet’s paws before entering to keep floors and rugs in top shape.

Unattended Pets: We recommend using a crate if you need to leave your pet alone for a short period. This helps them feel secure and prevents accidental damage.
Fees & Maintenance

Pet Cleaning Fee: A non-refundable Pet Cleaning Fee applies to each reservation. This fee covers standard sanitization but does not cover damage (chewing, scratching, digging) or unreported accidents.

Specialized Cleaning: Pet hair can be stubborn! To avoid additional cleaning fees (which can exceed $400 for professional steam cleaning), please ensure no pet hair is left on furniture, blankets, or comforters upon checkout.

Pest Prevention: Lexington is a high-activity area for fleas and ticks. If an infestation occurs during your stay, the cost of professional remediation (up to $1,500) will be the responsibility of the guest.
Breed & Weight Restrictions
To comply with insurance regulations and property safety, we do not host the following breeds:
Restricted Breeds:

Akita, Alaskan Malamute, Chow Chow, Dalmatian, Perro de Presa Canario, Wolf Hybrids.

Terrier Breeds: American Pit-bull, American Staffordshire, Staffordshire Bull Terrier.

Guard/Working Breeds: Doberman Pinscher, German Pinscher, German Shepherd, Rottweiler, Shar Pei, Cane Corso, Dogue de Bordeaux.

Giant Breeds: Great Dane, Great Pyrenees, Greater Swiss Mountain Dog, Irish Wolf Hound, Mastiff breeds, Newfoundland, Saint Bernard.
Additional Restrictions:

Any canine breed that will exceed 100 pounds when fully grown.

Any breed with dominant traits toward aggression.

Breeds known for excessive noise due to barking or baying (such as certain Hounds and Hound mixes).
Assistance Animals & Compliance:
In accordance with the Federal Fair Housing Act, verified Service Animals and Emotional Support Animals (ESAs) are exempt from breed/weight restrictions. However, per Kentucky Law (KRS 383.085), the Owner reserves the right to verify that any requested accommodation is supported by a licensed health professional with whom the Renter has an ongoing therapeutic relationship; documentation sourced from "certificate mills" or fee-based online registries will not be accepted. While breed/weight restrictions are waived for verified assistance animals, the Renter remains strictly liable for any physical damage to the property, furnishings, or injury to persons. Please note that the misrepresentation of an assistance animal is a violation of Kentucky state law and may result in a fine of up to $1,000 and immediate termination of the Rental Agreement without refund.
