Pet Policy

We are so excited to host you and your furry friend!

 General Guidelines:

  • Maximum of two (2) dogs per property at any time. 

  • Visiting pets are not allowed without owner's permission.

  • All pets must be up to date on vaccinations.

  • Sorry, no puppies less than one year old!

Around the Neighborhood Guidelines:

  • Tidy Up: Please help us keep the yard and public areas beautiful by cleaning up after your pet immediately.

  • Be a Good Neighbor: To respect the peace and privacy of our local community, please ensure your pet is supervised and kept within the property lines. We ask that you help manage any excessive barking so everyone can enjoy a quiet stay.

    • Note: Sustained disturbances or property trespassing may unfortunately result in a lease termination without a refund, at the owner's discretion.
       

Inside the Home Guidelines:

  • Furniture & Bedding: We ask that pets stay off all furniture and beds. We recommend bringing your pet’s favorite bed or blanket from home so they have a familiar, cozy place to sleep.

  • Grooming: To help us keep the home allergen-free for the next guest, please ensure your pet is well-groomed before arrival.

  • Post-Walk Cleanup: After enjoying the Kentucky outdoors, please dry and wipe your pet’s paws before they head back inside to keep the floors and rugs in top shape.
     

Potential Fees & Maintenance:

  • Specialized Cleaning: While we love our pet guests, pet hair can be quite stubborn! To avoid additional cleaning fees (which can exceed $400 for professional steam cleaning), please ensure no pet hair is left on furniture, blankets, or comforters.

  • Unattended Pets: We recommend using a crate if you need to leave your pet alone for a short period. This helps them feel secure and prevents any accidental damage, for which the guest remains responsible.

  • Pest Prevention: For your pet's safety, they must be up-to-date on flea and tick preventatives and immunizations. Lexington is a high-activity area for these pests.

    • Please note: If a flea infestation occurs during your stay, the cost of professional remediation (up to $1500) will be the responsibility of the guest.

Pet Cleaning Fees:

A  non-refundable Pet Cleaning Fee will apply to each reservation.  This fee does not cover damage to the property or grounds resulting from a pet, including but not limited to: chewing, scratching, digging and unreported urine/fecal accidents.​

Other Prohibited Breeds:
• All “mixes” that contain any of the above breeds.
• Any other canine breed with dominant traits toward aggression

• Any canine breed that will be more than 100 pounds when fully grown.

• Excessive barking or baying breeds and breed mixes such as hounds.

Service Animals are exempt from breed/weight restrictions and pet fees in accordance with the Fair Housing Act,

provided proper documentation is submitted.
