RENTAL POLICIES

​RESPONSIBILITY OF RENTER:
Renter(s) acknowledges and understands that he/she is classified as a temporary short term guest of the unit and not a Tenant and that they are at least of the age of 24 years. This rental agreement is unique to the registered Renter(s) and may not be sublet or otherwise assigned to any other persons. Renters are responsible for maintaining cleanliness and exercising care during the occupancy, ensuring the Unit, premises, and furnishings are left both undamaged and free from pests. This includes keeping the unit clean and orderly at all times, properly storing food, disposing of trash in the proper receptacles, and securing doors and windows. Hazardous items, including fireworks, explosives, and firearms (licensed or unlicensed), are prohibited. Furniture rearrangement is not allowed. The self-catering Unit will be cleaned upon arrival, and Renters are responsible for returning the unit to its original condition upon departure.

DEPOSITS & PAYMENTS:
We accept Zelle, Venmo, CashApp, Visa, MasterCard, Discover payments. For stays totaling less than 30 days, an eleven percent (11%) Kentucky Use Tax is added to the total amount as this is considered a short-term stay subject to applicable taxes and rules. A four percent (4%) processing fee will be assessed if using a credit card.

FINAL PAYMENT IS DUE 14 DAYS PRIOR TO ARRIVAL:
Final payment (unless otherwise specified in the rental agreement) is due by electronic transfer, cashier's check or credit card 14 days before arrival. Your deposit and final payment are NON-REFUNDABLE per the cancellation policy, no matter the cause of cancellation.

SECURITY DEPOSIT & DAMAGE:
The renter agrees to provide a refundable security deposit in the form of an electronic transfer or credit card. You must update the information should your credit card information change or expire before arrival. We reserve the right, and the Renter(s) authorizes the Owner to charge the Renter(s)'s credit card or withhold from the deposit for the cost of repairs, replacement, services, telephone charges, or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, equipment, furniture, or carpeting, the Renter shall be responsible for damage ANY and ALL costs, including collection and attorney's fees. Documentation detailing damages and charges will be provided to the Renter(s).

INCLUDED UTILITY ALLOWANCE:
Owner shall pay all utilities and services supplied to the premises with the following exception: if the electric, gas, water, and sewer charge exceeds the historical average, Renter will be responsible for the difference. The difference shall be charged back at the end of the rental term. Should the renter want to adjust the temperatures outside of the energy savings settings (72-78 in summer and 63-69 in winter), a $100 utility surcharge will be available and applied to the monthly rent with a written agreement. For longer-term stays (more than 6 months), a utility takeover is available.

CANCELLATIONS/CHANGES:
All notices of cancellation must be in writing. Refunds are not given for cancellations for any reason, including weather, travel delays, or illness. There are no refunds for early departures.​ 100% of paid prepayments are refundable when canceled 30 days before arrival. 0% refundable if canceled less than 30 days before arrival.

NOISE RESTRICTION POLICY:
Renter must respect their surroundings and maintain a reasonable noise level so as not to annoy, disturb, endanger, or inconvenience neighbors. This includes but is not limited to restrictions on loud music, television, pets, and yelling. The owner has the right to terminate this agreement and ask the violators to vacate the Unit if complaints are received. In this case, no refund will be given for the remaining reserved days. Loud music or other disturbing noise will result in immediate eviction without a refund. In the case of complaints or at the Owner’s discretion, the Owner reserves the right and prerogative to terminate the Rental Agreement and ask a disruptive Renter to vacate the premises without refunding the rental fee. ALL Violators risk forfeiture of their deposit, rental fees, eviction, and even financial penalties. The renter is responsible for enforcing these restrictions with pets, children, and visitors. Quiet hours are from 9 pm to 8 am.

CHECK-IN & CHECK-OUT POLICY:
Check-in time is 4:00 pm EST, and check-out time is 10:00 am EST unless otherwise noted. Detailed entry instructions and an electronic entry code will be provided prior to check-in.

PET POLICY:
Pets are permitted with breed and size restrictions. No restricted or excessive barking or baying breeds are allowed. Renters are responsible for any and all damage caused by their pets. Any renter found with a pet in a unit that is not pet-friendly will be required to vacate the premises without a refund

Other Prohibited Breeds:
• All “mixes” that contain any of the above breeds.
• Any other canine breed with dominant traits toward aggression
• Any canine breed that will be more than 100 pounds when fully grown.
• Excessive barking or baying breeds and breed mixes such as hounds.

HOUSEKEEPING POLICY:
Our home is self-catering. The Unit will be professionally cleaned upon your arrival and after you leave. When you arrive, the Unit will have fresh bed linens and bath towels. Unless otherwise arranged, you are responsible for additional toiletries needed during your stay and any mid-stay cleaning, such as maintaining the unit clean and tidy, disposing of trash in the proper receptacles, storing food properly, washing dishes, and washing the provided linens.

SMOKING POLICY:
Smoking indoors is strictly prohibited on the premises. Should the tenant or their Renter(s) choose to smoke, they agree to do so outdoors and that all cigarette butts will be contained and disposed of in an ashtray or garbage. Failure to comply with this policy will result in immediate eviction, and the tenant will be responsible for any professional cleaning services and replacement of items damaged by the smoke. This includes but is not limited to, cigarettes, cigars, e-cigarettes, vape devices, etc.

WEDDING/EVENTS/PARTY POLICY:
No weddings, receptions, events, reunions, or parties of any kind are to be held at the Home or in the courtyard or open areas at any time. The owner can inspect during your stay to guarantee that this stipulation has not been violated.

LOST & FOUND POLICY:
Owner is not responsible for personal items left behind. Owner will do everything within our limits to obtain and return items left behind. Items not claimed after 30 days will be donated. If items left behind need to be shipped, we require a valid credit card number to cover shipping costs.​​
